The asking price is $4,600,000 and they listed the pro forma cap rate at 11.1% (but I wouldn't put too much stock in that alone).

My question, is how profitable is a racetrack? There looks to be lots of overhead when owning it.

Land in that part of town is very cheap, it is centrally located at the corner of ghetto and trailerpark. I don't see overheads being too much, other than cheap labor. Expensive part is mostly done.

Hope it stays open, we need more tracks in Houston. Sure would be nice to have a track in Conroe/Woodlands.

Damn, seems like a lot of green for an 1/8 track. I could see HRP getting that much especially since they host an NHRA event.

I am pretty sure if you buy it it will come with the round track also. I hope they plan on paying Huttel the money they owe him also that he invested when they built the place. Maybe a drag racer will buy it this time.

I agree. There needs to be one on the south side of town too. Hwy 288 south of Pearland and Manvel would be a perfect spot. This would draw everyone from Pearland/Friendswood/Alvin/Sugarland/Missouri City/Angleton/Lake Jackson.

I bet it is very expensive to insure these tracks.
