Plus, I can only imagine what a decent apartment is going for is houses are that expensive, even though the market is down.

also you look for fixers noone wants and get a good deal. while the market is soft you owe less on it and you have time to get it fixed up until the market rises. once the market rises you sell and do it all over again.
