Thinking about renting out my home. Mortgage is only $1200ish
anyone do this?? how bad to renters tear stuff up?

Exactly...It is all about who is in it. Shitty renters will make your life a living hell, where as good renters will make it worth it.

Realty is a harsh business....Reason being is that anythign and everything can either do you way or go there way.
Your lease agreements are more than just dollar signs....Such as what kind of up keep the tenants agree to, like mowing the lawn, fixing holes in the walls, or pluming problems....see where I am going with this, some people provide the service, or they call someone to come and fix it....then there is the pending question, who's paying for th repairs......blah blah blah....are you ready for the headache?

Im renting a house in Lubbock, I stay on their *** about upkeep on the lawn and changing the air filter. Other than that its usually nothing more than a can of paint and some scrubbing can't fix.
One other thing, if the home is fairly old you might want to consider a home warranty to cover repairs. This can save your *** if you do not have quite a bit put away in savings, and you can just factor in the cost of the warranty into the rent.

That's an outstanding comment. I have an older home and my home warenty covers a lot. Pluming, major appliances, garage door opener, fans, ect... My dish warsher was just replaced and I spent 50 dollars for the deductable. Last year the outside A/C unit went out that would have cost me 1500ish, but ended up costing me $50. I think I pay 45 a month for the insurance? I think it's a great deal esppecially for older houses....

Hire a rental managment company, I use one for my reantal propertys, they charge me half of the first month, $100 and 10% a month, they screen tenants, check credit, collect rent, deposit the rent directly to my account , notify me of any repairs that are needed, get the most outta your property, they got 3 more than I thought I could get for rent ! JUst check around with a couple !
