I didnt notice much from a hypertech tune, granted I have an M6. I would only use it for gear ratio/fan temp etc.

i have one for my 98. the only thing they're good for is if you have aftermarket size tires, different gears, cooling fans, shift hardness (autos) and shift points. thats it. the tune doesnt do squat

I bought an used 98 SS Camaro which has a 373 in the rear but i'm shure the previous owner didn't made any kind of adjustment with a machine like the Hypertech. I have a friend that have one but when he went Procharged didn't unlocked the Hypertech and offering it to me. He called Hypertech company and they said that were not unlocking the units anymore, that's why I ask if somebody do this service?

I agree, that is probably your best bet. IIRC, you have to find out what VIN it is locked to, set a PCM to that VIN, and then unlock it.
AFA its usefulness, that is a different story and has nothing to do with your original question.
