Default Heating issues

Have an RPM Stage 2 I have a trans cooler set in the front bumper (yes there is an opening for it) and another one in front of the condenser (X2 trans coolers). In city driving, If I have my AC on it runs cool (170+F) but the engine will run 240F coolant mind you with a 160 thermo and a bottle of wet wetter in it. YES..... and the engine oil can creep up to 250 255. If I turn the AC off the engine temp will come down minimally but then I'll creep up to 190 200. What to do? Thanks. Oh I live in Tucson Az.
