Valve Seals, easy enough to replace on the car, ultra easy off. Valve guides, thats a different story. Take those to a machine shop that deals with heads! Seals go bad from many reasons, low oil, age, heat etc...

thinkin bout buying 10secondz stage 2 TEA heads 3000 miles on the heads....says the exhaust side seals are leaking why would that happen being so new...how much are the seals?

also ive never really heard much about comp 987 dual springs(which come with the heads), i have a 224 581 112 cam im sure theyd work with my cam but what are they rated for and how often should they be changed?
