Well, looks like the house is pretty much sold. Had another offer come in last night that also had an escelation clause in it. We are giving the first person the right of first refusal in our counter offer and if she bails the latest offer WILL take it. We are going to come out of this one well ahead of where we thought we were.

right now all funds will be used for down payment on the new house and to get rid of an superfolous debt we have and appliances for the house. Then I can worry about mods and the "60 LCD HDTV big screen.

A close friend just sold their manufactured home on .44 acres and people were fighting over it as well. Got $20k over asking and they paid for a new roof as well. Absolute craziness.
I've had my place over 4 years now and it even assesses 30K over what we paid. Current market value is well over 50% more than we paid. Mid size house on 1.7 acres w/in ground pool. I just hope we can make a killing on it in 5 more years. I'm sure it will end up w/20 houses on it in the end.
