Depends on your needs and budget.

I am a realtor and have been working in the Westbury area which is extremely hot right now.

Yup, depends on budget and needs. I'm closing on a house all the way in Tomball (45min commute each way) to get what I want at a price I can afford.

not sure about in between, but I know Friendswood and Pearland are good communities. I go to a lot of high school sports around Houston area and both of them have great schools, families and communities.

I live in The Woodlands. It takes me an hour to Med Center in non-rush hour traffic. 1.5 hours in rush hour. And getting worse monthly

For med center access, just keep in mind its in the heart of traffic. Downtown traffic loads up on it during rush hour. Don't matter what highway they all get packed.

What are you needs today, next year, 5 years from now, 10 years from now? If you have kids you gotta look into the schools, sexual predators, crime rates, etc. Those also play a strong role in property values. If you want a nice home with nice things you'll still want to see crime rates, flood maps, and school rankings.

Nicer schools usually means less dumbasses in the area (burger flippers, grocery stores, bank tellers, store managers, etc.) so that should mean less headaches across the board. Kinda like HISD territory vs Sugarland or Pearland areas.

That said, why are you considering leaving the area you're in now?

Might want to look into Spring Branch areas (basically the area south of 290, north of I10, and between 610 and bw8). Few places in there are nice. Found a few houses on the west end with easy beltway access. Can't remember the names of those neighborhoods through.

If you want a manageable commute for the both of you in a nice area then move to Pearland.
