Wow guys thanks for all the great info. The wife and I will need to take a trip down there.
I am thinking about moving to TX because it's just too expensive to live in NY. Plus the traffic in NY is just crazy. If I want to go racing for me to get off Long Island and to NJ takes me 2 1/2 hours to travel 83 miles. Plus all the tolls cost me 30 bucks alone.

The wife and I will be talking and we may make the trip down there soon

thanks for all your help again ..

Please do realize that Texas is BIG! People have mentioned Houston, Dallas-Fort Worth, and Austin, the distance it takes you to travel between these cities, you could travel across 4 states in the northeast. I'll give you an idea, it is over 800 miles from Beaumont, Tx to El Paso, Tx. Texas is Texas and proud of it. It's like a whole other country! And no there are not long horn cattle and tumbleweeds everywhere.

I also have a 6 year old son so a good school is a must ...
Seriously, make it a point to visit the Heritage Trace area just south of Keller. Keller independent school district has all new schools and are tops. My three kids go there and am very pleased. Association dues are $260.00 a year and the neighborhood is very well maintained along with the many pools and WATER PARK. Yes WATER PARK included. Complete with water slides, baby pool, kiddy pool, olympic pool, sound system thru out, and the whole bit. You'll fit right in with what you want to spend on a house. $180k is the minimum. Believe me, you want a neighborhood that has a bit higher of a minimum.

Browse around a bit but seriously come out and visit. Get a map and a tour from one of the many home builders out here.

Oh, and new doctors offices are going up in the hood too. Your only 6-7 miles north of FT. Worth hospitals also.

Gonna pay out the nose for Mansfield ISD!.

Before you buy anywhere, I would check on local property taxes while you consider your location. Here is Texas, the amount that you pay is based on your appraised value of your house AND land.

My parents live in Southlake (Keller ISD), they pay MORe in property tax per month, than I pay in principle and interest on my house in Crowley and Crowley ISD. And Crowley ISD has good schools.

Look around BEFORE you decide and do the entire thing....property tax is a BIG deal....

I agree 100% with Spltz. bSPZ28, you have to remember or understand that Texas doesn't have state income taxes so the rest of our taxes are high especially school taxes. Texas has the 2nd highest property taxes in the country behind California. If you are trying to avoid the traffic I do not recommend the Houston area, it's terrible and the DFW area isn't to good either unless you get further out of the cities then you have to contend with the commute.

Yes property tax can be higher depending on the area you choose. Keller ISD is on the higher side, but then again everything is new. Alot of teachers per child. I think I pay something like $3,200 a year in school tax and about $2,200 in property tax. FT. Worth trafic isn't that bad. Dallas is much worse. I've been to Houston and that's just insane. Beaumont is not good either.
