Default Wheel fitment questions

So I am having a difficult time deciding which wheels to get, mainly because I'm afraid of ordering something that won't fit and most wheel sales are final. I am performing this upgrade mainly so I can do the CTSV Brembo Brake upgrade. I also found out the rears are possible as well and am going to attempt to undertake those as well. I don't think the offset on the rears though are as heavy as a concern as they are for the front.

So I started by reading the sticky and this is throwing me off...

Front and Rear

7.0" ............ +26 to +65 ........ 215, 225, 235
7.5" ............ +33 to +61 ........ 215, 225, 235, 245
8.0" ............ +39 to +55 ........ 225, 235, 245
8.5" ............ +45 to +48 ........ 235, 245, 255

REAR Only!
8.0" ............ +36 to +65 ........ 245, 255
8.5" ............ +42 to +65 ......... 245, 255
9.0" ............ +48 to +65 ........ 255, 265, 275
9.5" ............ +55 to +64 ........ 265, 275 (body mods are required)
According to this, 9.0" is the widest rim width that can fit without body modification to the rear and 8.5" is the widest allowable in the front. I don't understand this as I have seen multiple threads where there have been those who have had wider wheels than this who claim not to have made any modifications. I was looking at 10" width in the rear and 9" at the front. Which is true? can you have a 10" width in the rear without hammering the inner fender or modifying the body or without running a spacer? Lets say that I have a 45mm offset, about 11mm lower than stock, that should push the wheel outward so that 10" wheel should now fit?

The front, many say a 41mm offset is minimum to clear the Brembo's and then say that offset isnt a really good way to tell because its about the hub / spoke. I'm finding it fairly difficult to find a decent wheel with a 41mm offset. I'm almost prepared to accept that I may need a spacer but really trying to avoid that route as if I do, the whole job would have to be done by a shop as I have no way of changing wheel studs.

Can 19x10 be used in the rear without modification? What about the front?
Can 18x10.5 be used in the rear without modifcation?
Can 18x8.5 work in the front with a 41mm offset?'

Offsets/backspacing are what you need to be aware of. I had two different sets of 9.5" rims, all the way around, on the '96 Z/28 I used to own. The first set was a 16" set, with 6.75" of backspace, the second set was a 17" set, with 7.125" of backspace.
