In '99 I had a 24x40 metal building, 1 18' garage door, 1 12' garage door and 1 pass door, insulated, 150amp service, lots of light, lots of plugs, 2 220V (1 a 50A and the other 70A) runs for a welder and compressor, 6" slab with 16" beams and 160' of concrete driveway built for ~$14K
The flatwork is expensive around here ... the structure was a tick over $8K, the electrical was ~$2K and the concrete was ~$4K

I think I will have my uncle's company level the land,pay for the cement $3500 and then have friends over for build and beer! see if I can get away with a 30x40x16 for under 10k. We it is on my summer things to do.

I built mine myself two years ago for around $8,000 from cutting trees down ( live in wooded lot) to pouring foundation to slapping up the walls all the way to installing the garage door and everything in between.. It is 24x34, 10 ft. ceilings and sheetrocked, insulated, 16x8 door and wired with a 100 amp service, wired for 230 and all 20 amp circuits with matching vinyl siding and shingles with the house, and 16' built in workbench.... good use of wood from forms. LOL. It is detached from the house and I would not have it any other way. Do yourself a favor and go at it yourself... it is a great learning opportunity and saves $$$ to boot. Also, make sure to add CAT5 and RG-6.... TV and computer are nice to have handy and doesn't cost much. Hope this helps.

I also ran a phone line and a pair of 10/2 runs because the breaker box in my house is full.

This is my work shop it's 24'x36' I built it my self. Cost was about $12,000 it's finnshed and heated. vaulted ceiling and 2"x6" walls so I could up the "R" value on the insulation. 50 amp sub panel

Yes I have electricity, had to do that myself, but not too hard. I guess I just bought at the right time, we are thinking of building our next house out of metal, llike a big shop, just finished on the inside and a porch on the side, and prices have went up drastically in five years.

The floor plans I drew up are similar to what Rat_Fink built, only difference is the "wood/metal shop" is seperate with double door entry pushing it out to 42' (24x6 unfinished).
Then the county slapped us with some tree hugger crap (like VOODOOTA we have trees) modifications had to be made to get it to fly. So the ceiling is lowered on the "shop" side to 10' with a MIL apartment over it, outside stairs going up. They will tax us extra on the finished apt/guest house but we can get away with the garage and shop that way - the ONLY way
One thing I added was extra ventilation: vented cap with an adjustable fan on two walls and three exhaust vents through the back wall. Installing a chem fire system was $$$$ so that got bagged, still keeping the wall mount modified "built in" vacuum with wet/dry capability.
Since this is a DYI and 5 of the trees coming out will get about $4,000 at the mill it off-sets the pour. With a finished MIL/guest apt - delivered materials will run about $13,000 ($17,000 total).
And yes. I would stuff my MIL in that 'apartment' if it ever came down to it
