well i surely kno te feeling! i am 27 and just now a homeowner but better late than never rite? playing the bid game is alot like a silent action. once you put a bid in you think will work great, they will come back and tell you that "we need your final offer". it makes you think that someone has either outbid you or they just dont want your bid. your gonna have to go with your gut feeling on this part. just make sure your not over appraised value! i really hope you get your house, it be foreclosed or new. you sound pretty excited about looking for 1. good luck!

family members are a great insight but i leaned alot on my mortgage broker. he knew a bunch about all of this housing stuff and he was neutral on what house i was buying unlike the realtor, which was trying her best to sell me every house we drove up to.

i'm not sure what your looking for in a house as well, or where your wanting to live, but you can build a new house for as low as 70k, depending on location. I just built mine and it's awesome. Also got it built the way I want for less then most of the comperable homes in my area were going for that were several years old. Just another idea........

I agree, we looked into building a home. Around this area, it's cheap to build a nice home. For around $80k, we could have a very nice smaller house (3B2B2G) and property.... Especially right now, builders are negotiating more with the economy the way it is...

My home was a HUD/foreclosure. Your realtor should be able to answer or find answers to any questions you have on required procedures for different situations. If he/she seems biased or are avoiding questions, then you need to find another realtor. A broker is fine, but remember you have a fee on your end associated with that. Also keep in mind that he is the middle man between you and the lender, not you and the seller. Im not saying they are not worth the fee, they do save you a lot of time, just throwing out some things to consider. Stick to the irs.gov wesite for all the info on the first-time homebuyers tax credit; doesnt get any more reliable. Buying a home is almost like having a part-time job...
