What are you planning on doing SilverSmoke? I wanan flip houses so bad but I don't have the capital to do it right now.

Well, I haven't really looked into some good places to do so. I planned on womewhere around DFW. I haven't really looked into it much due to the fact that I haven't had the capital. I'm hoping I might within the next year though. Why do you ask?

I have heard of "investment clubs" in Houston that do flips. Some of these clubs have investors to put up the capital, while people in the club handle the process. In the end, the investor gets his money back plus a chunk of the profit. The workers split the rest. The idea is that after a few flips, the workers will make enough to finance their own.

No doubt. And with the Cypress Woods High School opening for classes this year, it's going to get even bigger. We just built our house last year, and it has already gone up in value.

I can't wait until they finish up the Spring-Cypress/Telge/Huffmeister road project. Traffic was my biggest complaint when we moved, but not for much longer.
