Am currently deployed overseas in Afghanistan so e-mail would be the best way of getting in touch. Basically looking for bottom dollar you are willing to go on this and fill me in on everything and anything I should know. And by bottom dollar, no bullshit just the lowest you will take (Don't care to do the negotiation **** unless the number is close to what I am looking to spend then maybe I will come back with something or agree to your price). If the numbers look good, I would be more than willing to throw you a down payment/deposit and start the process of finalizing it all.
