i dont think im ready yet.

didnt you know that this is exactly how we got into the mess were in now with the banks and everyone foreclosing? lenders were loaning to those who couldnt afford it by using interest only loans and stated loans, now that they need to make real payments they cant do it, and everyone gets screwed.

So I talked to a real estate agent today. And to say the least I did not like what I heard. With what i make about 3500/month i qualify for a 100k house, he then starts talking to me about condos. I have one question; how the **** do people qualify for 300k homes!? Sure there are doctors and engineers and so on who make well good money. But for the average joe who makes a so so 40k a year what is there for them? I guess the only option for me now is to get married and combine our income and maybe just maybe i qualify for 200k home?

Seriously, where do you find a 200-300k home around here? Thats is not a forclosure. LOL, i bet even if you where a doctor they would ask "how good of a doctor are you?"

the people that qualify for 300K+ homes are the ones that have 2 incomes in the household

Hmm... I could afford a 195k to 215k house right now (payments, very little down) but I'd have to sell the car for the down payment... still would be worth it to me... Garden Grove, Fullerton, Tustin, Anaheim, Orange area...

Talk to a mortgage broker for one. Second, do you have much debt? That could be working against you. With little debt and that income, you could probably go around $150k according to this calculator (it may be assuming you put money down):
