I heard that there is a lot of crime in Menifee, Quail Valley, and Canyon Lake area. I am in escrow for a house in Hemet turned out to be an awesome deal 3 car garage and rv parking on the side of the house 1900 sq ft single story house for 141k in a nice area.

Sylmar has some good areas and some not so good. I grew up there and still have a bunch of family that live around the area and Im not too far living here in San Fernando. PM me if you see a listing you are wondering about and I will tell you what I know

Aside from that you go into escrow and the bank refuses to work with u (happened to me and cancelled) Paying the damn inspector to 200 bux each time u enter escrow so he can check out the house was a pain, and damn banks not even replying when i put in offers. I must've put in 20 or so offers before i got this house. I'm glad the first bank was lagging itwhen i entered escrow the first time because taht house was a few thousand cheaper then this one but was way smaller and needed lots of work.
