Probably a combination of at least two of those things.

This is intriguing. When I saw the post about it kinda working, I was wondering if taking the rubber out and soaking it in the fluid for a day or so would also make a difference. A surface spray would just have a localized effect.

Please report back how this goes over time!

One could get new rear sway bar bushings and end links for $40 though.
Sway bar end links make a “chirping” sound when the bushings are bad. My car had 27k when I got it and both the front and rear end links would chirp when I would back out of the garage.
End links & Bushings
There are cheaper and less squeaky rubber versions available as well.
