If you can borrow a leak down tester, run a leak down test while you're in there and you have the plugs out. Pull the valve cover off while you're doing the leak down test (makes it easier to see that both valves are closed, too) and listen for air escaping at the valve stems, at the exhaust/tailpipe, at the intake/throttle body, and at the oil filler neck. Also, like I said, open the radiator while you're observing and see if there are bubbles. Post back with your results... that'll help us narrow down the problem more. Good luck...
What would replacing the seals accomplish? That's not oil on the plugs.
