We lived in the reserve in Mallard Lakes McKinney TX for a while - $1800/year for gated community, that was 15 years ago though. Most of the cost was for the streets which we had to maintain since it was gated. Our home in OH we pay $120 / year

480 a month,, Water, Sewer,Garbage, Land scape maintenance, Exterior maintenance 16 condos in the group.

Never had issues, but this will be the last HOA I deal with.. Just cause..

Note: Water + Sewer here is EXPENSIVE typical house is > 175 a month minimum. Garbage is similar. So the 480 when broken down is probably about what I paid before. SO far so good, the HOA is a bunch of pretty laid back folks who just want to keep things repaired and cost down..

Yall are way stronger than I am dealing with HOAs. I couldn't comprehend buying a house or a plot of land and having someone tell me what mailbox I have to use, how I have to paint my house or how I have to cut my grass etc... I wouldn't deal with that at all. More power to yall as I would have told them to shove it!

Yeah, the people running them can be little bitches some time. Beyond that, there are good and bad points. Especially for second homes.

I'm with you there. I got friends that hate it but some that are ok with them. Sometimes they even could help you out in certain situations.
