Ill go with anything that is much faster than it looks or is expected to be. if its got bigs/littles then i expect it to pull a 6ft wheel stand and run at least a 9.XX 1/4
If it looks like a bone stock civic and runs the same 9.XX then its a sleeper. or my buddys all original single cab long bed 72 chevy truck running all motor basement 11's, a sleeper.

I need to get some pictures of my fiance's dad's car. It is a 88 300zx with a built SBC/th350, with 2 stages. It looks bone stock, but when he cranks it up it sounds like armageddon.

This thread should tell you there isn't a precise definition of "sleeper" if that is what you're trying to build.

F-bodies, Mustangs, Corvettes arent really sleepers because they are factory performance vehicles, they have huge after markets for them and can easily be modified.

No Vettes, No mustangs, No F-bodies, No RX7s, No sports cars of pretty much ANY kind.

If you see the car and it LOOKS fast... or you hear is and you KNOW its been modded... its NO sleeper IMO.

prime candidates for sleepers include (but aren't limited to): minivans. station wagons. 80's 4cyl pos cars, and HUGE land yachts of the 70's. If it still looks and sounds like it couldn't get out of its own way .. its a candidate.
