Zillow is pretty accurate for my area. I have one neighbor that sold his place about 10k over the Zillow price and another for 10k under. Both sq ft were the same, one house with more upgrades.

Do not trust it. The wifes a realtor, and when I asked her about it a couple years ago, she laughed and said its all over the place, when it comes to estimating prices. Use a realtor and appraiser that knows the area. For Ex; Just for kicks, I put my place in it, and Zillow had it listed for 150K less than what an appraiser said it was worth based on the comps in the area. This was about a month after the estimate. Who ever runs the site also edited/deleted my input, when I stated the difference between their inaccurate number and the appaisers estimate. The other kicker was Zillow had the place as a 3.5 baths, but it has 4 Full baths; think they'd check the county records, whcih also has the appraisers estimate. Zillow did not also account for "upgrades" that you Will pay for here in SoCal; if a house has them when you buy it. What I mean by that is if you take two identical house in the same neighborhood, but one has granite kicthen tops, highend floors, hardscaped yard, etc., and the other is a "base" model with linoleum floors, and a dirt back yard, you cant expect to pay/sell/get the same price for the houses. Its just another friggin "desktop" estimate site, and if it were me, Id make the friggin bank come out....or like alot in the area, just dont sell. Gimme my money or get the **** out my face!

That wierd.. When we tried to sell our house.. the appraiser told us that the swimming pool, granite kitchen tops, and tile floors will not be put in their appraisal because it didnt matter.... So we didnt sell it because it was appraised too low

I wouldn't trust a realtor or an appraiser, they're all in bed together.

Just like a car, your house will get what it's worth. Realtors try to pretend they know Sales but they don't know **** and they suck a fat dick at true Sales. They are almost necessary middle men and are as worthless as **** on a bull.

On a side note, Zillow is the best tool for the common man. It's not the best, but it is the best one out there b/c it gives you a range and a ballpark estimate. Best of all, it's free.

Realtors and appraisers fear it because it cuts into their business. Realtors are about as good at sales as the people the March of Dimes supports.

There is another rating site called Nightowl if my memory is right, plus I can't look it up at work. It's a paid site and uses comps in the area for pricing. Ask a realtor or mortgage rep to get you access or allow you to view it.
